Charter tops out Lothlorien

Crews from Charter Construction recently framed out and finished the roof of the Lothlorien Apartments in Seattle's University District. The $22 million project, owned by Ferguson Property Management, is at 4730 University Way N.E.

When finished in November, the 160,000-square-foot Lothlorien will have five levels containing 125 apartments, one level with 15,700 square feet of office space, one level with 9,100 square feet of retail and two underground levels of parking.

The project is being built on a zero-lot-line site, requiring adjacent buildings to be underpinned for shoring purposes. Several buildings were demolished to make way for construction, including the Wilsonian Ballroom. Fixtures from the Wilsonian are being reused in the Lothlorien.

Roger H. Newell is the project architect and CT Engineering is the structural engineer. Charter's team includes: Lee Zulch, senior project manager; Toby Krutz, project manager; and Bill Sappington, superintendent.

Ferguson recently put the project on the market for $48.5 million.
