This large-scale construction defect repair job involved not only complete siding removal and replacement on 13 buildings, but also the design and construction of a unique drainage system atop the underground parking garage.
Crews found extensive decay in the 100-unit complex, but were able to repair the damage while homeowners remained in their residences, even while crews replaced interior finishes. Charter also replaced the complex’s roofs and repaired leaks in the post-tension slabs.
To create a drainage system that funnels rainwater away from the residences, Charter used a rapid-set topping slab on top of the garage, which also serves as an open plaza for residents. A waterproof membrane system covers the slab, followed by raised concrete pavers. Surface water filters through the pavers and is diverted away from the residences.
