Project Overview
Faced with severe decay due to water intrusion, these four buildings in the 16-building Carillon Point condominium complex required a complete renovation.
Charter crews had begun removing the decks, façade and roofs of the units when a sudden owner-initiated shift in the exterior design brought construction to a halt. While the design team reworked the buildings' roof overhangs, decks, handrails and exterior skin, Charter shifted its focus to other aspects of the project. When the project got back on track, crews incorporated the far-reaching changes, including the addition of a rain screen, glass hand railings and elevators to the buildings' design.
Access to the tight site was complicated by a winding entry road that also served several occupied residences nearby. A second contractor completing the buildings' interiors was also on site, doubling the number of subcontractors, delivery trucks and materials in the area. Charter alleviated traffic by instituting off-site parking, scheduling deliveries and directing vehicles so residents were inconvenienced as little as possible.
