Building this mixed-use Craftsman-style complex in
Seattle’s busy and crowded Capitol Hill neighborhood required
a dose of ingenuity by Charter’s crews. Surrounded by existing
structures, access from the south was unavailable. Charter framed,
sheathed and finished the south wall before carefully tilting it
into place.
The project’s location in a pedestrian-heavy neighborhood
further challenged Charter to closely schedule material deliveries
and implement work plans that accommodated neighbors and the public.
The project, which featured four units of condominiums with office
space above and retail space below, used exposed heavy timber framing
with a metal roof, cedar shingles and recycled wood floors. Ample
glazing takes advantage of downtown Seattle views, and cathedral
ceilings provide a feeling of spaciousness throughout the building.
The highly detailed design required sophisticated detailing and finishes.
