Project Overview
The comfort of the residents and
retail tenants of the Galer Gardens Condominiums in Seattle’s
Queen Anne neighborhood was at the top of Charter’s list during
this extensive remediation and seismic renovation job.
Despite a scope of work that required complex and intrusive repairs,
residents were able to stay in the building during construction,
and ground floor businesses retained maximum street-level exposure
despite considerable scaffolding and tenting of the building.
Charter was contracted to remove and replace the entire exterior
cladding system of the 37-unit condominium, which had succumbed to
considerable water intrusion and dry rot. Crews also replaced all
windows; repaired decks; added new handrails, waterproofing material
and flashing; and rehabilitated the main entry canopy. Interior seismic
work proved to be even more complex than the exterior repairs. Charter – along
with the owner’s structural consultants – carefully assessed
the structural components in each unit. In some cases, new shear
walls were required on each floor. To keep the occupants from having
to relocate, Charter protected and worked around residents’ belongings.
