Charter’s renovation of 25 condominium buildings in this complex
included extensive interior and exterior repair work in 132 units.
Inside, Charter re-piped the hot and cold water system with copper
piping and installed fire retardant insulation at the party walls
to remedy significant water damage from incompatible plastic piping
installed during the units’ original construction. On
the exterior, crews removed existing siding, repaired decay damage
and installed new weatherproof flashings, deck coatings and cement-fiber
siding.
Eight of the units had moderate to sever moisture penetration at
a full height concrete wall that formed the back wall of the units.
These units were vacated for two-and-a-half months while a drain
trench with perforated pipe was installed next to the wall under
the slab. The entire wall and slab was then covered with a waterproofing
coating to prevent subsequent seepage.
