Several previous unsuccessful
attempts by contractors to remedy a persistent dry-rot problem
at Lake Easter Estates had left the condominium association frustrated.
Water intrusion had plagued the 22-unit complex for years, but
until Charter took on the job, the problems remained.
Charter went to the heart of the issue, changing the building’s
inherent design flaws instead of just masking the problem. The original
siding terminated in the ground and soaked up moisture like a sponge.
Charter added a feature that kept the siding away from the ground
and allowed for sufficient drainage. Water was diverted with custom
flashings before decaying siding was replaced.
Surrounding framing areas were treated with a wood preservative
to stave off moisture. All horizontal siding joints – most
of which showed signs of water intrusion – received specially
designed metal flashings.
