Project Overview
Substantial water damage and complex structural issues define this construction defect repair project located on a hillside in Seattle’s Westlake neighborhood. Work includes a complete siding strip and reclad of all three buildings, new windows, new roofs and significant structural repairs.
The 48-unit, three-building complex stair-steps up a steep hillside and features articulated walls and numerous elevators servicing individual units.
A unique, high-end rainscreen system incorporates a gap between the siding and the exterior wall, eliminating the possibility of trapped moisture. Because the owner wanted to retain the aesthetic of the original siding without reinstalling stucco, Charter crews are installing the siding using metal clips instead of attaching them to more conventional wood strips.
Crews are vigilant about the detailed landscaping on the site; treading carefully and replanting disrupted areas with native vegetation.
