Project Overview
Lothlorien is an ambitious apartment/office/retail complex aimed at revitalizing the diverse University District in Seattle. This project utilized complex engineering methods due to the compact job site. The need to underpin adjacent buildings for shoring purposes as well as the high density area adjacent to the site made this project challenging, but these are conditions Charter Construction has successfully overcome before. Several buildings were demolished to make way for this impressive new complex, including the Wilsonian Ballroom. Fixtures and other items such as leaded glass were retrieved and incorporated into the final structure.
Lothlorien features 160,000 square feet, including five levels of residential apartments (125 units), one level of office space, one level of retail space (9 units) and two underground levels for parking. Delivering on a tight schedule and a zero lot-line jobsite was difficult, but Charter Construction’s efficient project planning coupled with an impressive project team delivered a successful project to Seattle’s culturally diverse University District.
