Revitalizing a former motel that had gone through a series of past renovations and additions posed a challenge for Charter Construction, but crews worked through the difficulties to deliver an on-time and on-budget housing project for low-income families.

The conversion project involved renovating the 1960s-era Pine City Inn motel into livable housing for the homeless. New features included a common lounge, kitchen facilities, a playground, landscaping and the installation of new windows to meet city weatherization codes.

The motel had been built in five phases over the years, and crews found different existing conditions each time a wall was opened up. To coordinate these changes and create a seamless upgrade, Charter coordinated its work closely with the owner and architect. The project's tight budget meant the team had to work smart to ensure any change orders didn't result in major cost overruns.
