By the time Charter started
repair work on the Nautica Condominiums, the homeowners had endured
years of chronic leaks and water intrusion. Residents were anxious
to see the problems resolved and were unwilling to vacate the units
during construction despite the need for extensive repairs.
Work involved the removal and replacement of siding, sheathing,
soffits, concrete decks, deck membranes, roofing systems, handrails
and more than 400 windows in the 12 story, 64-unit, high-end complex – all
during a wet winter. Rain for 120 days of the project complicated
matters, but Charter avoided any interior damage to the units.
In the midst of construction, site conditions required Charter to
jack up the south side of the west wing and rebuild the shear wall.
Despite the unexpected work, Charter finished the renovation on schedule.
