Owner: Point Nautica Condominium Assocation
Architect: Soltner Group Architects
Completion: October 2004
Charter’s extensive experience
with construction defects repair helped facilitate remediation of
this eight-building, 40-unit condominium project.
The owner’s tight budget ruled out the option of hiring an
architect directly. Charter saved the owner time and money by hiring
the Soltner Group Architects and facilitating weekly site meetings
to streamline final design details. Contractor and architect formed
an on-the-fly design-build relationship to flesh out final waterproofing
details.
Repair work included the complete demolition and replacement of
the vinyl siding, new building paper and replacement of wood sheathing
and framing damaged by years of water intrusion. All decks received
extensive repairs, and the roofs on all eight buildings – which
did not meet current fire codes – were removed and replaced.
Charter took a complex project and turned it into a success story,
completing the job within a quick five months with zero change orders
to the homeowners.
