Owner: Confidential
Architect: Adams Mohler Ghillino Architects
Completion: December 2002
Years of water intrusion at this Seattle residence required complete
removal of its EIFS siding and storefront windows. Once construction
was underway, the owners asked Charter to perform a remodel of the
entire house.
Charter removed the old facade, replacing it with new stucco siding
and metal awnings. The outdated storefront was replaced with a curtainwall
window system.
High winds and a tight residential lot meant Charter had to get
creative during the repairs process. Crews tented the building and
implemented a detailed weather protection system to keep the interior
dry during the rainy fall months.
The owners lived at the home during the bulk of the construction and
were highly involved in the design process. Charter maintained an ongoing
dialogue with the owner and architect in regards to design and fast-tracked
subcontractor procurement, submittals and cost analysis to ensure that
they were getting exactly what they envisioned.
