This project, located 20 feet from a very steep bluff, included
construction of a 6,000 SF mansion, a 2,000 SF garage with a caretaker’s
apartment, a pool and spa, formal gardens on the view side, and landscaping
on the street side. This sophisticated design with high-end finishes
includes a spiral staircase and “floating” hardwood floors
over a hydronic heating system.
A tight site on a steep slope presented many challenging logistics,
including difficult access and control of site water. The layout also
presented many challenges with coordination and placement of the multiple
mechanical systems – hydronics, ventilation, air conditioning
and special systems for the pool and spa equipment.
