Located in Beaverton, OR, the Lofts at the Round is a 65 unit, mixed use condominium complex requiring a full strip and reclad of the building envelope. Water intrusion at windows and decks has resulted in extensive dry rot and damage.

All metal siding will be removed and replaced; existing window rough openings will be reframed and replaced with a new flashing detail, increasing the number of window penetrations to over 800; roofing repairs will be completed and new deck coatings will be installed.

The site presents several challenges including the location of the two buildings sitting between the tracks of the Max line, limited space for equipment and materials, and the need for increased safety for crews and the public. Charter will work diligently to lesson the impact on the retail spaces on the first level and maintain ongoing communication with all parties.
