Charter completely demolished and renovated the two-tier, 16,000 SF courtyard of this apartment complex in downtown Bellevue, WA. Working with the architect, Charter developed a design to install architectural concrete slabs rather then poured-in-place concrete slabs. Planters, stone veneer walls, water features, and a new spa retreat were integrated as well. Steel canopies topped with glass, welcome tenants and visitors into the space.
Challenges that Charter faced during this project included working within a tight space (limiting on-site material storage and crew size), water-proofing the two-tier courtyard during historical winter weather and x-raying and coring over 100 drains through the post-tensioned slabs. Charter lived up to its reputation of doing “whatever it takes” completing a project that elicits pride among everyone involved, while maintaining a 90% occupancy.
