This 13 building, 78-unit condominium complex located in Beaverton, Oregon was in need of a complete building envelope repair as a result of deficiencies in the original construction.  Repairs included the removal of all siding to add a weather resistive barrier system and new vinyl siding to all buildings; replacement of roofing as necessary to waterproof roof-to-wall transitions; removal and re-installation all existing windows with properly sequenced flashings; installation of new deck coatings and flashings to private decks; and miscellaneous attic repairs to meet fire code ratings.  All wood trim was installed over a drainage mat providing the highest quality of building envelope.

Charter responded to the concerns of limited street parking by renting an off-site lot for subcontractors and crews.  Once the project had begun, it was identified that many units has severe microbial growth in the attics, requiring budget reallocation and extensive coordination for access to units.  All construction was performed while the units were occupied, and homeowners were notified in advance of all scheduled work. 

Solid project management, collaboration with the architect, and onsite quality control and scheduling contributed to the success of the project and allowed it to be completed under the owners’ allowance budget.
