Plagued with significant dry rot due to water intrusion, this 9 building, 55-unit townhome complex located in Gresham, Oregon required a full building envelope remediation.

Extensive damage beneath front porches required them to be removed and rebuilt.  Crews performed structural, firewall and insulation repairs.  Access to front entry doors was limited until the repairs were completed and new deck coatings installed.  Homeowners were kept notified of all work through Charter’s Homeowner Liaison.

Existing fiber cement siding was removed and replaced with Hardi lap and shingle.  Window rough openings were modified to incorporate new waterproofing details.  Damaged rear deck framing was repaired and privacy walls rebuilt as necessary.  Additional repairs included the replacement of all downspouts, installation of new coping at rooftop parapet locations and roof to wall flashings.

As a qualifying project with increased building energy efficiency, the HOA was rewarded with cash incentives from The Energy Trust of Oregon for the replacement of new entry doors and the installation of new exterior light fixtures. 

The team at Charter are professional, personable and have a high sense of integrity. It was good to work with them, and we now greatly enjoy having the project complete and our homes restored.
