Homeowners who’ve suffered through water damage don’t want temporary fixes. They want the problem solved—for good. That’s why we installed an innovative rain screen system on this three-building, 48-unit complex that stair-steps up a steep hillside in Seattle’s Westlake neighborhood. Substantial water intrusion and structural problems necessitated a complete strip and reclad. Installing the unique rainscreen created a gap between the siding and the exterior wall, eliminating the possibility of trapped moisture. Also, because the owner wanted to retain the aesthetic of the original siding without reinstalling stucco, we installed new siding using metal clips instead of conventional wood strips.

Work also included new roofs, windows and major structural repairs for all three buildings. The extensive landscaping on-site was carefully protected, with disrupted areas replanted with native vegetation.

The main reasons the Association chose Charter for the project was their experience in these types of projects, their process for handling communication with homeowners and their professionalism during the bidding process.
