Located in Beaverton, OR, the Lofts at the Round consists of three floors of condominiums comprising 65 units built above 15,000 square feet of commercial retail space. Water intrusion at windows and decks had resulted in extensive dry rot and damage to framing and interior finishes.

All metal siding was removed and replaced with a new cladding system; windows were replaced with a new flashing detail, increasing the number of window penetrations to over 800. Charter handled the associated challenges through careful coordination and advance planning so that the majority of the windows could be installed directly off the truck. This saved on material handling and labor hours to store and organize the windows on site.

The site presented several challenges including its location between the tracks of the Max line, limited space for equipment and materials, and the need for increased safety for crews and the public.

The condominiums remained occupied for the duration of construction. Frequent communication between the Charter’s team, the architect, the HOA and residents was instrumental in completing the project more than one month ahead of schedule. Charter’s diligent efforts to minimize impact on the retail business on the first level allowed those businesses to remain open throughout construction.

Charter was very responsive to the needs of both the commercial and residential tenants. Charter worked hard to keep the project on schedule and worked with our request to keep the courtyard open for the restaurants at the ground floor for the majority of the project.
