Charter worked closely with structural engineers to design a system to accommodate sub-floor routing of mechanical and electrical systems; maximizing ceiling heights and allowing the owner to add a third story within height limitations.
The three-story commercial building is constructed over an underground cast-in-place concrete garage with a post-tensioned slab. The structure above the slab is framed structural steel with metal stud infill. The footprint stretched from lot line to lot line, requiring extra shoring of the foundation.
The project is located in a largely residential neighborhood with an active community council. Charter’s regular project updates kept the local residents well-informed throughout the duration of the project.
