The Mews at North Harbour
The 32-unit building overlooking the Columbia River in Portland, OR required a full strip and reclad as a result of improper material lapping at vertical wall assemblies that led to significant water intrusion. The primary areas of concern were dry rot at walls and decks and damage at railings due to the lack of waterproofing at stanchions.
Crews removed and replaced all Hardi siding and trim. They replaced all sliding glass doors and windows with properly integrated waterproofing materials. Nearly all of the exterior gypsum had to be removed and replaced at vertical walls due to severe water damage. All concrete and existing deficient waterproofing was removed at walkways and decks and replaced with a new waterproofing system. Residents had to temporarily move out as new concrete was poured at walkways.
The HOA approved scope additions during construction as new areas of concern were identified. Charter repaired the stair towers after discovering significant structural deficiencies and installed new treads and traffic coating during the process.
The building was fully surrounded by scaffolding and the units remained occupied through the majority of construction. Residents were kept fully informed of all scheduled work and temporary relocation details. High winds and a substantial amount of rain required efficient use of weather protection to the building.
As a trade ally with the Energy Trust of Oregon, Charter applied early to ensure that the HOA received incentive money back for energy efficient window upgrades.
