Located in Tacoma, WA, this 4 building, 68-unit complex underwent extensive dry rot repairs and waterproofing measures due to deficiencies discovered in the original construction. Repairs included the removal of the existing stucco cladding via a pump jack scaffolding system. This posed a particular challenge in that one of the buildings is along a steep slope.
Crews added Densglass sheathing and new Hardi siding to replace the stucco. Window openings and entries were reframed and new windows and sliding glass doors installed. Decks were resloped and installed with waterproof coating and new railings. Major structural repairs were needed; this required shoring to be installed from the interior of units in order to make the exterior wall framing repairs. Facing a tight budget and schedule, Charter worked closely with owners, architect and subcontractors to complete the project successfully.
