At the completion of this construction defects repair project, Charter Construction was able to return $50,000 in unspent allowances to the owner, despite an expanded scope of work that included unforeseen deck repairs and extensive dry rot.
The 36-unit condominium complex required removal of stucco and vinyl siding, windows, deck membranes and decayed framing members along with installation of new framing, windows and new metal and hardi-plank siding. In addition, extensive seismic repairs where performed at all shear walls and a new ventilation system was added to all common areas to bring fresh air into once stale corridors.
Damage to the four-story complex was so severe that one family had been unable to use a master bedroom for more than a year. Despite the severity of the defects, Charter was still able to complete the job on time and within budget.
