Park Place Condominiums
This 39 unit, mixed use condominium building in Bellevue, WA was renovated to correct a failing EIFS cladding system. With minimal working space and fully occupied units and commercial spaces, the project team carefully executed a plan for material deliveries, increased number of workers and safety.
Crews replaced the existing EIFS stucco with a new cement board stucco system and Hardie panel siding; replaced guardrails; removed and replaced windows and doors; installed new deck coatings; removed and replaced the sloped metal roof; and repaired defects in metal stud framing and concrete in garage.
With a very tight schedule, close supervision and quality control measures were critical. The new, color integrated stucco system was challenging, and the roof replacement during winter months allowed no room for downtime. Since the building was not built plumb or square, and the floor lines were not in plane, crews took on the tedious process of shimming and grinding to ensure that all finished elevations would look as designed. Charter worked closely with the architect to come up with field solutions to difficult transitions and to work around the complexities of the existing building. The field team stepped up to ensure that quality and performance of the envelope were never compromised. In the end, Charter overcame the challenges and delivered a successful project.
