Located on the Oregon Coast in Seaside, this 17-unit building experiences its fair share of stormy weather with high winds, excessive rain and moisture.  This coupled with the lack of proper waterproofing led to substantial water intrusion, rust and dry rot. 

Repairs during the 6-month construction schedule included the removal of all vinyl siding and WRB; removal and re-installation of windows at some elevations and replacement at areas badly damaged; installation of new sprinkler system to meet fire codes; installation of new deck waterproofing and new fascia mounted railings; and installation of Hardi-plank and Hardi shingle siding.  Extensive dry rot repairs were performed at water damaged beams. 

With the location fairly remote, this project required significant coordination among the Charter team and subcontractors.  Many of the units are used as vacation rentals, making ongoing communication with rental companies and owners critical.  Charter worked though severe coastal weather despite the fact that many subcontractors were unable to reach the site due to poor road conditions.  Durable weather protection shielded the building from the elements until storms subsided.

Value engineering to keep scope items within budget, responsiveness to the concerns of owners and a dedicated project team were instrumental to the successful completion under budget and within schedule.

Charter's commitment to quality combined with cost effective solutions was paramount in completing the project on schedule and within our budget. The project team communicated effectively with homeowners regarding scheduled work and access to units. The onsite superintendent was responsible to our needs and made sound decisions to keep the project moving forward.
