Regata Condominiums, located in Seattle, underwent an envelope remediation as a result of improper construction that led to significant water damage.  All windows at the 3 building, 103 unit, mixed use complex were removed and replaced, siding was restored to match original, and the floors within one building were re-sloped to achieve level finishes.  Major structural repairs on the interior of units required the removal of many ceilings and walls to properly re-frame and install hold downs and the full removal of hallway flooring and subflooring.  All units remained occupied throughout construction.

Situated on a tight site, the inner courtyard sits above the parking garage.  Extreme scaffolding solutions were needed to accommodate material storage and provide access to all areas of work.  Bolt-on metal decks were removed and stored on the scaffolding to avoid moving and storage costs.

Storefront windows at floor level needed to be maintained during construction.  With the adjacent sidewalks a popular jogging path for the local community, additional safety measures were put in place.
