Seward Park Condominiums is a 6 building, 37 unit gated community in Seattle, WA.  Problems included heavy water intrusion at windows and doors due to defects in the original construction.  Crews removed and reinstalled windows and sliding glass doors; removed siding at belly bands and installed flashing; removed and replaced penetration blocking; and secured incorrectly installed hose bibs.

As this was a targeted remediation, the new materials had to be tied into the existing envelope without removing all of the siding.  Charter worked closely with the architect to ensure that the details were performed to produce a water tight condition at windows and doors. 

This project was completed on a short schedule.  Charter worked with subcontractors to maintain sufficient manpower and work progression.  The project site was tight with limited lay down and working areas. The units will remain occupied throughout construction.
