Stonewater
Charter Construction has been hired to perform the remediation at Stonewater, a 344 unit complex in Hillsboro, OR. The 619,653 square foot site with 99 buildings will be the largest construction defect repair project ever completed in Oregon. Major deficiencies to the building envelope were discovered as well as extensive dryrot as a result of water intrusion.
The scope of work will include the removal and replacement of the exterior cladding assemblies to correct construction defects; replacement of select roofing components; removal and replacement of concrete assemblies at all concrete-topped decks; new upgraded gutters and downspouts; and new upgraded paint. Dryrot repairs will be performed throughout the project as crews install all new building envelope components.
With an aggressive, 15 month schedule, crews will work through two Pacific Northwest winters and work around well established landscaping. Homeowners will remain in their homes throughout construction and will be kept apprised of all work in and around their homes.
