The remediation project at the 98-unit apartment complex in Richland, WA was split into two phases. The scope of repairs for the first phase included structural upgrades at entries and mansard roof; asphalt parking lot and curb repairs; entry driveway replacement; sidewalk and landscaping repairs; and brick truck pointing. Phase two included demolishing the existing rear decks and rebuilding them to correct structural inefficiencies.
During preconstruction, Charter priced out the project various times and revised the scope in a number of ways to come within the client’s budget. With the site over 200 miles from both Seattle and Portland, bidding the project was a challenge. Much research was done to identify a list of potential subcontractors and multiple trips to the area were required to meet with the subs and perform walk-throughs.
