Located in Seattle, WA, the Taylor Lee Condominiums required extensive remediation due to water intrusion and dry rot. Repairs included complete siding removal and replacement, upgraded to a mix of Hardiplank lap and metal siding; new, properly integrated windows and sliding glass doors; new private deck railings to replace the existing wood framed railings; and new elastomeric waterproof coatings at unit decks.

The existing tile mansard roofing required reframing in order to tie in to the new metal siding. Weather protection at the roof will be a critical challenge during this reconfiguration.

All 25 units remained occupied throughout all phases of construction, and homeowners were kept abreast of all work though Charter’s ongoing notification system.
