Wilson Court Condominiums
The 5-story, 36 unit condominium building in Queen Anne underwent a full strip of the existing vinyl siding and targeted repairs of exterior gypsum sheathing as a result of water damage. Decks were in poor shape and required extensive structural repairs. Crews installed Hardiplank siding, new vinyl windows, deck coating with integrated flashings and door pans, new aluminum louvered vents, and new fascia mounted aluminum picket deck railing. The existing entry was replaced with a new bronze, anodized storefront system. Two existing wood roof decks were removed at owners’ request and replaced with pressure treated, panelized wood decks that can be easily moved when the roof is replaced in the future.
Located on the corner of a very busy intersection near the Seattle Center, there was little room for material lay down and no room for a job trailer and storage unit. Considerations were made to accommodate the work — dance floor scaffolding was installed over the garage to place materials and debris from demolition, the electrical room was used as an office for the superintendent, and Charter rented two parking places to build a material storage unit/meeting room.
The renovation was completed within schedule and budget. All change orders were a result of owner elected upgrades or additions to the contract; allowances came in under budget and money was given back to the owners.
