Summary of Qualifications
Paul Neary brings well-honed interpersonal skills and a high degree of technical expertise to his job as a Charter superintendent. He has over 30 years of extensive experience – 15 years as a licensed general contractor – in all phases of construction from cost estimating; contract negotiations; competitive bid submission and customer relations to coordinating subcontractor trades and on-site supervision of multiple residential projects.
Paul's friendly and direct demeanor enhances on-the-job teamwork and helps keep complex and multi-phased jobs on schedule and on budget.
Paul holds a B.A. in geography and land use planning.
Selected Projects
- Cedar Ridge – Supervised far-reaching renovation that included removal of vinyl and wood siding; replacement of all windows and sliding doors; and installation of flashings at all penetrations
- Garden Court – Supervised restoration of 37-unit condominium project including demolition of vinyl and EIFS siding; Hardi-plank and stucco reclad; relocation of decks; installation of new handrails; and addition of new roof membrane and roof deck pavers
- Carillon Heights Condominiums – Supervised reclad of 45 units for a developer converting apartments into condominiums. Complete replacement of exterior components (roof, siding, windows, doors) as well as adding elevator towers at each building. Completed on a fast track through the winter months.
- Seawind Condominiums – Supervised the exterior renovation of a 120 unit condominium. Included complete envelope replacement with HardiePlank siding. Completed on schedule and within budget.
- Lakewest Condominiums – Supervised the complete exterior restoration of a 45 unit lake view condominium in Seattle. Used Ceraclad panels, incorporating a rain screen system. Replaced all windows, doors, deck membranes, and roofing system. Challenges were a tight site on a steep hillside and busy arterial street. Extensive structural rot repair was involved. Completed on time and within budget for client.
- Overlook Condominiums – Supervised reclad of this 32 unit Kirkland Condominium complex. Challenges included resloping and waterproofing the concrete PT slab courtyards that were causing major water intrusion problems.
- Juanita Shores Condominiums – Supervised restoration of the exterior of a 44 unit lakefront condominium complex in Kirkland. Ceraclad rainscreen system replaced stucco on the majority of the building envelope. Included major structural upgrades, window and door replacement and replacement of all deck membranes.

Crews installed an innovative rain screen system on this three-building, 48-unit complex that stair-steps up a steep hillside in Seattleās Westlake neighborhood.

Charter was involved with the project long before construction began through financing, design and preconstruction services.

Faced with severe decay due to water intrusion, these four buildings in the 16-building condominium complex required a complete renovation.
