Sean O'Brien's 15 years of construction industry experience ranges from high-end residential remodels to concrete tilt-up buildings. He joined the industry as a teenager; working for his family's construction company during summer vacations. Recent jobs have allowed him to focus heavily on construction defect repair and water intrusion investigation. Sean has considerable experience documenting work and communicating with owners and project team members.
Selected Projects
- Lochshire Condominiums– Complete exterior remediation of 100 townhomes; included replacement of courtyard waterproofing, topping, planters and irrigation.
- Salish Lodge– Supervised night shift crew during demolition of luxury hotel's two main dining rooms, floor coverings and millwork; worked while lodge remained in operation to meet strict timeline.
- Highwood Ridge Condominiums – Supervised crews during an intense exterior building envelope and interior structural investigation removing exterior cladding, weather resistant barriers, and interior drywall at shear walls documenting all existing aspects of the buildings.
- Regata Condominiums – Supervised crews during a massive structural and building envelope investigation which included removal of exterior metal, stucco, tile and window removal, interior drywall, window liners and multiple interior finishes.
- Somerset Park Condominiums– Managed project team on a 39 building, 134 unit condominium complex in Everett, WA with excessive water damage and site drainage problems. The homes remained occupied while crews replaced the existing failed siding, repaired roofs and corrected site drainage, finishing the project months ahead of schedule.
- Woodlands Condominiums– Managed a fast paced schedule to remove the building’s existing failed hydronic heating system and install new electric wall units. The project started in late fall, making the timing of the project crucial so residents in all 126 units would have heat for the approaching winter. Crews responded quickly, pulling all new electrical lines and completed the project two months ahead of schedule.
- Jacobs Creek Condominiums– Managed remediation of building envelope defects to 14 buildings, 106 units in Sammamish, WA. Repairs included replacement of mechanical systems providing heat to many of the homes, exterior siding components and flashings, reframing decks, installing new deck coatings and roof repairs.

This large-scale strip and reclad on 13 buildings earned Charter the 2006 AGC Construction Award for Remodel/Tenant Improvement.

Charter delivered five-star service with construction of this spa inside a four-star resort.
