Emerald Hills Skilled Nursing Facility
The Emerald Hills Rehabilitation and Skilled Nursing Facility is located in Lynnwood, WA. This project began as a small roof replacement job over one-third of the existing roof. But it quickly escalated because the City of Lynnwood required several upgrades to bring the facility up to code.
Deteriorated roof sheathing and unsafe ceiling joists were found throughout the roof. A flat roof area covers approximately one-third of the building. This flat roof is tied into the original roof, so replacement of the flat roof was also required. Charter is currently replacing the entire roof.
All of the electrical throughout the building must be upgraded to bring it up to code. The building does not have an adequate fire safety system in place. A completely new fire alarm and sprinkler system will be installed to satisfy code regulations and ensure the safety of the residents. New plumbing throughout the building will likely be required as well. The plumbing system is currently being assessed. Finally, the boiler system was previously damaged and as a result, flooring must be replaced throughout the facility.
The facility is located in a residential neighborhood and the job site is small, which means the Charter team has to plan materials dropoff and onsite materials management carefully. A scaffold and a bubble will be built to keep the building’s interior dry and protected while the new roof is being constructed. In January 2017 Emerald Hills decided it would be best to move all of its patients out of the facility while work was being completed. Charter is working to re-open the Emerald Hills Rehabilitation and Skilled Nursing Facility in excellent condition as soon as possible, while still meeting our exacting quality standards.
