Stonewater Condominiums

Stonewater is a 344 unit complex in Hillsboro, OR.  The 619,653 square foot site with 99 buildings is one of the largest renovation projects ever completed in Oregon. Major deficiencies to the building envelope were discovered as well as extensive dryrot resulting from water intrusion.  


The scope of work included the removal and replacement of the exterior cladding assemblies to correct construction defects; replacement of select roofing components; removal and replacement of concrete assemblies at all concrete-topped decks; new upgraded gutters and downspouts; and new upgraded paint. Dryrot repairs were performed throughout the project as crews installed all new building envelope components and waterproofing systems. In order to minimize impacts on the community and individual homeowners, an aggressive schedule was developed. Extensive pre-construction planning led to cost savings through value engineering and a strong team  with a deep understanding of the project scope.  


The project was substantially completed ahead of schedule and under budget.  Final painting will be completed as weather permits.
