Mosler Lofts

Located in Seattle’s Belltown neighborhood, Mosler Lofts is a 12-story, 148-unit residential high-rise that was built in 2007. Due to defects in the building’s original construction, Charter’s crews performed targeted repairs to the exterior windows and curtain walls and reinsulated the HVAC chiller lines. Failed windows were removed and replaced. Window openings were inspected for damaged areas and were repaired if necessary.  To navigate the tight site conditions and limited laydown areas, crews used a swing stage platform to perform the critical repairs. Additional repairs were performed to the occupied, interior units at Mosler Lofts. The existing insulation covering the chiller lines that feed the building’s HVAC systems needed to be removed and replaced due to excessive condensation problems. Installing the new insulation required drywall to be removed and replaced.
