Frazer Court Condominiums

Frazer Court is a 59 unit, single building residential community located in Redmond, WA. Built in 2009, Frazer Court features a mix of brick masonry and cement board siding and a central courtyard. Improper installation of windows and waterproofing materials in the courtyard and decks led to the pre-mature failure of many building components throughout the property. Scope of work included targeted repairs to the affected areas, replacement of all residential windows, roof repairs and waterproofing the courtyard. To make repairs to the courtyard, crews removed and replaced all landscaping, planters and pavers throughout Frazer Court so that a new water proofing system could be installed. This project faced many challenges including working in a tight project site located in a busy urban environment and coordinating sensitive repair work during the rainy months in the Northwest. Charter’s project management team developed an efficient, but well-coordinated schedule that ensured repairs were done correctly while adhering to the client’s strict budget.
