The Gregory Condominiums Pipe Remediation

Built in 2000, The Gregory is a 12-story mixed use building in the Pearl District of Portland. Significant failures in the CPVC plumbing system led to premature leaks and the need to repipe stacks and distribution systems for both commercial and residential space. Charter’s Special Projects Team removed and replaced water mains located throughout the building and on every corridor and distribution to 133 residential units and in restaurants and other affected commercial space.


Logistics were an additional challenge at The Gregory due to its busy urban location, its active commercial and occupied space and the fact that another large scale decking and roof membrane project was being performed at the same time. Charter coordinated with all involved parties to ensure that the two separate construction teams could perform work without disrupting each other. Some commercial space work was performed at night and on weekends to minimize downtime for the commercial operators.


Charter Construction’s Special Projects Team performed repairs to failed water mains located throughout the interior. Crews performed targeted sheetrock demolition in the occupied units, in commercial areas and in the building corridors to gain access to the failed plumbing stacks. Special care was taken in to limit impact and disruption as much as possible. Each condominium and commercial space was restored by Charter to its custom finishes, making each unit’s repair unique.
